Settled-sales records
Suburb sales pages use the NSW Valuer General sales records loaded into Baxau. Results depend on the files available, our import coverage and later corrections. The “records to” date is the newest source-file date represented in that suburb’s data, not a claim that all recent contracts have been reported.
The NSW Valuer General is the source authority. Check original records when a transaction matters to a decision.
Counts, medians and comparisons
We group records by recorded property type and contract date. A median is the middle sale price in the selected sample. The difference between two periods is not a repeat-sales valuation index: changes in the kinds of properties sold can move the result.
The present calculation excludes prices below $100,000 and uses the supported House, Apartment and Land categories. Classification can group some dwelling descriptions together. It is not a comprehensive assessment of partial-interest or non-market transactions. Price pages require at least 30 records in the recent 12-month sample to be offered for indexing; individual type samples can be smaller.
Percentage changes require at least 10 records of that type in both periods. Our calculations cap very large reads at 8,000 records. We do not claim that every possible transaction is represented.
Planning information has limits
Public planning layers can help identify questions about a property. They do not establish development approval, permissible works or an individual property’s full constraints. Confirm the address and obtain the relevant council documents and professional advice.
Calculators show their assumptions
Transfer-duty arithmetic uses a dated published schedule. Eligibility, ownership shares, special transactions and actual loan terms need separate confirmation. The cash tool adds buyer-entered costs; the auction worksheet reduces a buyer-entered ceiling by a chosen buffer. Neither establishes affordability or value.
