Open the research tool and paste a supported listing link or type the address and suburb. Check that the resolved property details match your intended address before using the result.

Understand the evidence

A suburb’s sales record is context, not a set of automatically equivalent properties. Compare type, date and other known characteristics; condition, layout and legal issues may be absent from the data. Read the source cutoff and sample size.

Our methodology explains classification, sample thresholds and limitations. Never treat a suburb-wide median as the value of a particular home.

A worked example

Suppose a hypothetical apartment guide is $700,000–$750,000, and an illustrative set of five past apartment sales is $610,000, $660,000, $720,000, $760,000 and $910,000. The median is $720,000. That arithmetic does not establish whether the apartment is worth $720,000: dates, size, condition, parking and strata liabilities could differ.

The useful next question is which records are comparable and what evidence is missing. These figures are an invented teaching example, not a report of actual sales.
